We are working with a small House Builder who are based and work within the North West of England. They are now looking to bolster their team with this crucial appointment at an important time in their development.
Sitting in the NW Senior Management Team as Commercial Director you will help to shape the strategy for the region.
You will direct, lead, grow and inspire the commercial team helping the business to make agreed margins, to work to processes and procedures and to have the skills and capabilities to manage the growth they have planned over the next 3-5 years.
It's a key position so to be successful in this role you will likely be operating as a Commercial Director for a similar organisation currently or you may be an experienced Commercial Manager looking for that next step to lead a commercial function.
Roles and Responsibilities:
You will help to shape the commercial strategy for the region ensuring systems and procedures are fit for purpose and are followed to ensure risks are considered and appropriate profitability is generated.
You will embody this strategy inspiring your team to perform to their potential.
Ensure accurate financial cost control, budgeting, forecasting and reporting is carried out.
Monitor the performance of Subcontractors and Suppliers against programmes and forecasts.
Oversees all Surveyors in Commercial Department and their duties towards payments, procurement and cost reporting.
Responsible for reviewing and implementing staff Training and Development.
Work closely with the land buying, technical, accounts and operational teams.
Work with supply chain fostering excellent working relationships.
Ensure that you and your team are working within company and regulatory requirements.
Direct and develop your team including PDR processes.
You will have worked as a Commercial Director or Commercial Manager for a house builder (Spec or Affordable) and you'll ideally have a good knowledge of JCT Contracts.
You will be professional, open and will be able to retain a great relationship with internal and external stakeholders.
You'll have excellent analytical skills able to cut through financial information to evaluate the current and future prospects of developments.
You'll possess highly developed negotiation skills.
You'll have a really good grasp of other none commercial elements of the construction process including design, technical, operational and legal/regulatory.
You'll have great people management skills, inspiring confidence in others.
You will be based in or be able to commute to the North West of England on a daily basis.
