Estimator - Housing

The Role
We are working with a leading residential developer/housebuilder who are looking to appoint an experienced Housing Estimator to join their commercial team on a part time basis.
The successful candidate will be responsible for preparing accurate cost estimates and tenders for residential developments, from initial feasibility through to contract award. You will work closely with the commercial, technical, land and construction teams to ensure projects are competitively priced, commercially viable and delivered within budget.
Key Responsibilities

Prepare detailed cost estimates for new-build housing developments.

Review tender and construction information, drawings, specifications and schedules.

Complete take-offs and quantify materials, labour, plant and subcontract requirements.

Obtain and analyse subcontractor and supplier quotations.

Prepare competitive tender submissions and cost plans.

Review project specifications and identify potential commercial risks and opportunities.

Work closely with the Land and Technical teams to provide costs for development appraisals and feasibility studies.

Assist with value engineering and identify opportunities to reduce construction costs.

Maintain and update estimating databases, rates and cost information.

Benchmark costs against previous developments and current market conditions.

Liaise with subcontractors, suppliers, consultants and internal stakeholders.

Ensure estimates are accurate, commercially competitive and submitted within required deadlines.

Provide clear cost reports and supporting information to senior management.

Assist with the handover of successful tenders to the Quantity Surveying and Commercial teams.

Maintain awareness of changes in material, labour and subcontractor costs across the residential construction market.
About You
The ideal candidate will have previous experience working as an Estimator within residential construction or housebuilding, with a strong understanding of the costs associated with new-build housing developments.
You will ideally have:

Proven experience as an Estimator within the UK construction industry.

Residential/housebuilding experience preferred.

Strong knowledge of construction methods, materials and build costs.

Experience undertaking detailed quantity take-offs and pricing.

Experience obtaining and analysing subcontractor quotations.

Strong commercial awareness and attention to detail.

Ability to interpret construction drawings, specifications and schedules.

Good IT skills, particularly Excel and estimating software.

Excellent communication and negotiation skills.

Ability to manage multiple tenders and deadlines effectively.
